Does anyone know this horror film?

Okay so I was watching tv the other day and I remembered scenes from a movie I saw about10 years ago. From what i remember the movie sucked! lol It's been bothering me though. So here it goes, What I remember is it was about a group of 20 somethings breaking in to a home. They light candles around the house. I think there was something about ghosts in it. There is a part where a man is hung by a noose on a tree. And for some reason everyone in the house took their underwear and hide it around the house for a game. If anyone can help that would be great. I know it's not much to go on but it's really been bugging me. lol
